Extension to the front and rear of this property are designed to modernise and rationalise the appearance. The works develop a wonderful kitchen diner / garden living room space to the rear  and a new entrance hall to the front.

Whilst the extension are relatively simple in form, the scale, extent of glazing to the rear and volume in the hallway create interesting and unique spaces, enhancing the property with a more unique charater and in terms of the sense of space and internal light. The alignment of hallway and kitchen space enables a view through the property from front to back on entry, and the internal spaces benefit from more balanced natural light delivered from both sides of the dwelling.

Delivery of this project was also notable. Aire Valley Architects were appointed prior to our clients completing on the purchase of the property and plans prepared in time for prompt planning submission and building regulation approval to enable a contractor to start work shortly thereafter. All the work being completed within 12 months of the clients taking ownership. Credit to the Clients, other consultants and contractors to make this viable.

Overall the scheme has worked well and delivered on the breif to modernise the property and the kitchen dining living room space is stiking with extensive glazing including a glazed corner detail creating an interesting feature.

The scheme appears relatively simple in design terms but is well finished by Ilkley based contractor Michael Jarvis (MJ Properties) and his team.
